We're self-managed. A volunteer board and committees run the day-to-day — landscaping, snow removal, repairs — while independent professionals, a licensed accountant and an attorney, provide oversight and keep the association's money at arm's length. The aim is simple: lower cost, full transparency, owners in control.

Monthly assessments fund the operating budget — building and grounds upkeep, shared systems, the master insurance policy, and reserves for future major repairs like the roof and exterior. The current budget is in the Documents section.
The association's master policy generally covers the building structure and common elements. As an owner you carry an HO-6 policy for your unit's interior, your belongings, improvements, and personal liability. Check your declaration for exactly where the line falls, and ask the board if you're unsure.
The association handles shared and common elements. Anything inside your unit is generally yours, unless it involves a shared system (like a stack, the roof, or exterior). When in doubt, report it and we'll tell you which side it falls on.
Designated guest spaces are first-come. Overnight guests need a visitor permit — request one through the contact section. Unpermitted vehicles in resident spaces may be towed per the parking rules.
